City of Ferndale, MI PLUS

O'Reilly Auto has failed to maintain their property for years. I have lived next door for three years. This year I've stopped trying to keep up- it's literally not possible. Their corporate office has been minimally responsive in the past with no lasting efforts being made. If the city were to drive-by they would see the invasive weeds out front which are nowhere near as bad as the ones in the back- but evidence that the city only addresses issues if there are complaints. They are a for-profit business that refuses to maintain their property. The weeds have pushed down entire sections of the concrete wall meant to separate my residential property from their commercial property. their negligence continues to damage the remaining sections and push down the wood fence panels put in place as temporary replacement for the concrete ones destroyed by overgrown weeds. They have not offered to make any repairs to the damage done to my wall through their negligence, nor do they do any ongoing yard maintenance. Trying to keep up with the weeds they refuse to eradicate on their property spreading into my property is putting financial and physical burden on me and I am not able to keep up with the negative impacts to my property. When asked to fix it in the past -they hired someone unqualified to do the job on the one occasion they addressed it, he felled entire trees into my yard without making any contact with me and then didn't clean them up for 3 weeks. I want the city to get involved. I want the weeds cleaned up- properly- so I too can rehab and maintain my yard without constantly wasting my time in a never ending battle. I want my wall fixed or want financial recompense for the repairs I will need to do. I've involved the city several times over the past few years and not only has the problem persisted, there has been no follow up. So now my yard is over-run with weeds Again which I plan to handle AGAIN this weekend and it is time for you to do your parts.

Please post in your reply the city's plan on how to deal with retention ponds. This is now a malarial swamp. It is not fenced and just waiting for a toddler to fall in.

Neighbor is keeping unsecured garbage next to shared fence. Have told them it is against city code to keep it there and have asked them to not keep it there in the past.

I think this house needs some support. There's trash and rats everywhere. There are cars overflowing onto the neighbor's property, a garbage filled yard, and porch. Help us keep the rats and smell down, please.

Trash has been knocked over and spilling into neighbor property for several days. Trash is consistently broken into by rats over last year. Trash is not properly contained/no lid on trash cans.

Mold/AC Unit- AC has been dripping (occasionally fully flowing) water since 06/24/24. Has not yet been repaired, was told a contractor would reach out to us directly. Never has. One maintenance tech simple tried to tape where it was dripping. The leak has caused extreme mold, making this panel along the wall fully fall off. Stinks and is bringing so many gnats. Mold in Bathroom- Constantly scrubbing the walls, window cill, and ceiling of mold. Was reported, maintenance tech simple wipes it down and told me there was nothing they could do and to “open the window” in the bathroom. Hallway/Bar- Very large and noticeable dent, they refuse to fix. Property manager told me “it would be too much work to fix.” It will scratch you very badly if you bump into it, and gets caught on items when walking by. Closet door- Door handle does not work at all, and the door sticks quite badly to the frame. Property manager had a maintenance tech install a simple lock to “fix” the door. Maintenance tech said, “the entire door needs to be replaced,” but here we are. Pipes- halfway covered with foam and painted over which is chipping away. Living room window- When we moved in we had no window screen, they came and put this in that doesn’t even fix the window which causes it to constantly fall.

I’m thoroughly disgusted with the city of Ferndale regarding this property. Anything happening with this property? Can the residents get an update as to whether this will be addressed or will we wait for the garage to collapse and injure or kill someone?

Property is a mess. Garage is a safety concern for neighbors as it’s falling over and hanging over the fence on south side of property. It’s a trash pile.
