Much work performed on property and neighboring property presumably without permits. Found contractors working on site building without permits and had no CSLB number.

Oak tree on private property is ticking electric pole and almost completely blocking the step light creating safety issue on a dark, blind turn.

complaints of mold to landlord have gone unattended for years

This is suppose to be a duplex, but illegal units put in at that downstairs first floor flat, making it into an illegal triplex. That first floor flat has an illegal unit in the front and another illegal unit in the back using a back door for entry and exit. Only one unit upstairs and that looks ok.

Those two downstairs illegal units are code violation and fire code violation, getting away operating illegally for years. They try to sell the place and get new owners and get away and cover up those illegal units. Some new owner try to kick the long time tenants out and say they will live there to continue these illegal units. Bad activities here. Inspection, investigation necessary right away.

no permits were pulled for the removal of these trees

Electric work was done at least 5 locations on structures without a permit on Sept 13, 2025. The outlets includes on the post of wooden pavilion, on the wooden raised garden bed structure at the side (northwest corner), under the island counter table, a spot at south west corner at 5758 Buena Vista lot (filed as a vacant lot), and one line extension was made right next to side exterior door from which power line taken out of separate property on 5766 Buena Vista. Underground line was installed during summer while garden was constructed, and now final connection to outlet and the separate property was done a few days ago.
First of all, PG&E has a rule (Electric rule 18) saying that "Separate Premises: If your separate lots are considered separate premises, even under the same ownership, they cannot share the same meter, according to the related Rule 18." Second of all, electric work without permit on wooden exterior structure is a fire hazard that risks whole neighborhood.

We filed a complaint on Oct 24 2025 about unpermitted construction at this address. We would now like to withdraw the complaint because we have talked with the property owner and he says he is willing to change his construction plans in light of our concerns.
