The house is full of mold (which the landlord claims "isn't that bad" and cleaned with vinegar, before painting over it), roaches, and black widows. The mold destroyed some of my personal property. There is a large crack up the back side of the building, which has obviously been covered over before, from the foundation to the roof. The mold developed because one corner of the living room is not water tight or appropriately sealed. Portions of the eletrical and other systems are visible through, and sticking out of the stucco. There are holes in the walls, corners, and ceiling. The tiny bathroom has an unfinished wood floor. The windows and doors are not water or weather tight. The back door will either dead bolt or latch, never both. Most of the windows don't open. My hot water was cut off for days at a time with no notice. My oven didn't work for over 6 months When the landlord isn't traveling internationally (which makes him very difficult to reach), he sets up a trailer in the rear of the premesis, uses his tenants utilities, and feels free to drop in anytime with zero warning. The electrical connect to at least one light fixture is faulty and dangerous. None of the exterior lighting works. The single, tiny gas heater only heats two rooms, even when turned up nearly all the way. The sleeping room is tiny, the kitchen is tiny. The hot water heater for both units is located in only one of them, meaning that one tenant pays for all the gas used to heat water. Both front and backyards tend to be full of weeds. And since the landlord rarely arrives back in Albuquerque before June, his tenants have to live without cooling for all of May. My swamp cooler was broken for nine months. The bathroom vent does not have any filter, or anything else to cover the fact that it's just a hole in the ceiling. The walls do not provide anything near a reasonable expectation of privacy, as I am able to hear full conversations through them. The closet doesn't function and can't hold a hanger in a normal position. There are old cans of paint in one corner of the closet, tar roofing material, the remnants of an ancient electric dog fence that may or may not still be live, and broken screens sitting on the back "patio". None of the doors have screens, and most of the windows don't. Tenants are expected to provide their own window coverings. Landlord has never provided me with a written copy of my lease. I was forced to do maintenance work that was not in the lease, I was never reimbursed for, and was absolutely necessary for my personal safety. My front door knob stopped working, when the landlord was in Mexico. There are no smoke detectors and one tiny extinguisher which hasn't been inspected in years. When I gave my 30 days notice, he immediately started pushing me to allow prospective tenants to view the house. I don't know what policy the lease laid out regarding viewings, because I never saw a copy. But I was never given more than 12hrs notice. Even though he never ended up showing the place. The landlord is a slum lord and his property is a hazard. And to top it all off, he stole some of my belongings and my mail.
