Doesn't the town have a zoning ordinance about how many people/families can live in one single family dwelling house? If so, this same house definitely violates that.

After some research, 2.2.3 of the Unified Development Ordinance does NOT permit multi family in a GR3 zoned area such as this. Additionally, the parking allowed is no more than 2 per section 9.4. They are clearly violating both of these ordinances.

Any update from the town on this??? There are STILL countless cars parks in this stub and IN THEIR YARD!! So many ordinance violations here that need to be dealt with, including the multiple family violation! Please help.

This really is an eyesore. Makes the neighborhood look low class. Where is the code enforcement?

The term multifamily in section 2.2.3 refers to the building/structure and is in defined in Chapter 17 specifically. This dwelling unit Is in compliance under the GR3 zoning designation. Section 9.4 refers to a MINIMUM required auto spaces per dwelling unit and if you look at 9.3 for a detached house in GR3 permitted parking configurations are unrestricted. The resident has been notified regarding the immobile vehicle and we will continue with the enforcement of our ordinance with regards to that issue. The other issues mentioned do not appear to be in any violation of Town of Wake forest Ordinances. If these issues are in violation of the subdivision covenants, then it becomes a civil/HOA responsibility. The Town can not enforce private covenants.

This is still an issue - but it looks like we are not able to do anything about it
