Code Enforcement cases often take a significant amount of time to resolve due to legal issues around property rights. There are many steps in the process that require specific documentation, timelines and communications. Because of this, as well as privacy concerns, if you would like an update on this case’s status, please contact Code Enforcement via phone at (206) 431-3671. Tukwila Works will not be updated with the various steps taken to resolve this issue, but once the case is closed you will be notified directly with specific information on the resolution.
Thank you again for using Tukwila Works to help to make our community a better place by notifying City staff of this issue.

Thank you for reaching out to the City of Tukwila and keeping us apprised of the situation. As of right now this property is currently in compliance with Code Enforcement’s requirements and work is allowed to continue. Work related to the conduit is being managed by Seattle City Light and is no longer under the jurisdiction of the City of Tukwila. For questions related to the conduit you may contact Seattle City Light at 206-684-3000. Code Enforcement case CE16-0225 on this property will remain open until building permit D15-0095 has been finaled. As always, thank you for being a meaningful part of our community. Kind Regards, Tukwila Code Enforcement Division

After further research I found that the stop work order that had originally been placed on this property still stands, however, the Building Official has granted the property permission to construct the foundation to complete the utility repair. Construction is not to proceed past the foundation and Seattle City Light will be coordinating the conduit repair. Regarding the permit being posted on site, it is required that the permit card and plans be provided upon request to any City Official or Labor and Industries Official during inspection but is not required to be presented to non-official parties. As far as the inquiry regarding the construction company, to the best of my knowledge, there are no city requirements that mandate that the construction company publicize their affiliation with a project.

Thank you for your updates. A building inspector went to the site today to investigate and found no signs of any work having been done unrelated to the foundation or conduit. Do let me know if you have any additional questions.

This project is legally permitted and is operating on a limited release to a stop work order. Once the issues identified by the stop work order have been corrected the build project will be able to fully proceed. At this time, there is no mechanism for entirely stopping a legally permitted build.

Hi John,
Thank you for keeping us informed. Can you elaborate on the activities taking place on this property? Can you tell me if the workers are just digging or if framing is occurring (Are they erecting walls)? If no framing is occurring then more than likely the activities occurring on the property are related to the foundation and or conduit work which is currently allowed. If you notice that work has expanded to framing please let us know.
As always thank you for your time and for your updates.
Kind Regards,
Tukwila Code Enforcement
