SUBJECT: 332 Howard Ave, no CO until rehabbed!!
Please be aware that the new owner of 332 Howard Ave,
whose name and residence is
Jianchao Xu [aka “Nash Street LLP”]
79 BETHANY FARMS RD
Bethany, CT 06524
Should NOT be given a Certificate of Occupancy [CO] until this building has been EXTENSIVELY rehabilitated.
I personally inspected the interior when it recently was bank-owned and the interior is completely dilapidated and hazardous.
In addition to walls, ceilings, etc. as well as rodent infestation, all MECHANICAL systems are in disrepair and not safe:
Plumbing
Electrical
Heating
ADDITIONALLY, there are innumerable building and Housing Code violations.
According to the website, portal.viewpermit. com
The last permit pulled for 332 HOWARD AV [i.e., that is viewable online] was on 8/8/2014 for “Siding : remove/replace wood siding as needed”
>>ALSO please be aware that this new owner, Jianchao Xu has a NOTORIOUS reputation for NOT Complying with codes and of Utterly ignoring Orders by city officials to rectify problems.
**See New Haven Independent article “House Call Paid On Dr. Landlord” published Nov 30, 2015.
If you’re permitted to click links sent to your government email, here’s the article:

ALSO enter his name, Jianchao Xu in the Independent’s search box for more.
Your attention to this issue is greatly appreciated—not only by me, but also by my many neighbors!
Thank you!

Under “Find public records by county” click “New Haven”.
In the “Choose a category” box, select “Land Records and Deeds”.
Scroll waaay down to New Haven and click “City of New Haven Recorded Document Search”.
On the next page click “Log in as guest”.
On the next page, under “Last Name or Company Name” enter: Xu; under First Name enter JIANCHAO
In the “From date” field enter 04/24/2017 Then in Thru: enter 05/23/2017
In “Document Group” choose “LAND RECORDS”.
Then click the grey “Search” box. (That is not the most user-friendly website…)
Then, in the left column, click “View” to see the Warranty Deed (3 pages, use arrows to see each page) which transferred ownership of 332 HOWARD AVENUE from US Bank to Jianachao Xu,
AND the Quit Claim Deed, which Mr. Xu used to transfer ownership to NASH STREET NEW HAVEN LLP. LLP = Limited Liability Partnership.
LLPs have the same tax advantages of LLCs Limited Liability Corporations. They cannot, however, have corporations as owners. Perhaps the most significant difference between LLCs and LLPs is that LLPs must have at least one managing partner who bears liability for the partnership's actions.

Be sure to check out both the street view and the satellite view of Dr. Xu’s beautiful estate, 79 BETHANY FARMS RD, Bethany, CT on https://www.google.com/maps/
And finally, to conclude this morning’s entertainment, do a Google search of “piercing the limited liability veil”.
