House at corner of Belfair AVE N E and Soundview Dr NE is listed as SFR, Single family residence, but is a rental Duplex. The projected development on the vacant lot next to it, as 2250 Soundview DR N E is also listed as a single family home w/ ADU however it also will be a rental unit. This is important in that both place do not plan or currently allow for onsite parking. All parking is on Soundview Dr NE at this particular intersection which is a very busy pedestrian use area ( very very High usage) I had thought commercial rentals had to provide parking. For the proposed unit at 2250 as many as 8 additional tenants each with a car could live there and park on Soundview Dr. And there isn't much room. Currently a school bus has been parked on the corner plus 4 cars. Two commercial buildings side by side at an intersection will cause congestion and create safety issues

The Municipal Code requires two parking spaces per dwelling unit and one parking space per ADU on the subject property for properties currently being developed with a single family home and an ADU.
The property located at 2250 was constructed prior to our current parking standards. For the 2250 address, the City requires parking to be provided on the subject property.
We are transferring this issue over to the Public Works Department for answers on how parking in the Right of Way may be regulated.
