I didnt know it was illegal to rent your own property that you paid for. Its the exact same as signing a day-day or week to week lease. The renter signs a contracted agreement. So we arent minding our business why?

Yes, short term rentals inthe City of St Petersburg are illegal. As I understand it, the current, grandfathered, enforceable code states a minimum of 30 day stay with a yearly maximum of 3 rentals per year. Once the city is informed of short term rental activity they will investigate and you may face fines.

Do you know for a fact that they rent it out more than 3 times a year? Do you spend your whole day on these rental sites reporting people? No one in this city knows how to mind their own business.

Those who say you can only rent 3 times a year are, in fact, mis-informed. The code states 30 day minimum. Three times a year however, you can rent for FEWER THAN 30 DAYS. They're called "re-lets." You can accept 3 nightly, weekly, or anything less than 30 days three times each year. You can rent monthly as often as you like. And you are quite correct, people who can't mind there own business about these things need to have a REAL TRAGEDY hit them so they can learn what is really important and what isn't.

Right so what i asked you, do you know for a fact they rent this place (meaning on air bnb via the link provided) more than 3 times a year? So why report them. I recently stayed in a place in colorado on air bnb where the owners lived there and rented the house whenever they went to their vacation home which wasnt very often. So kinda messed up to report someone when you dont even know for a fact they rent it out super often. Thats like the people who like to report everyone for parking on their own grass. That again they paid for. Just because its a law, doesnt make it right. People should be able to do what they want to their property within limits of safety.

Kris, There are two things Codes looks for when a case is reported. The calendar on the listing to see if there are less than 30 day bookings (more than three in a year), and to see if the listing advertises for bookings of fewer than 30 days.

Advertising for fewer than 30 days is a violation of the code, and booking more than 3 re-lets a year is a violation of the code.

Fix It, The code allows 3 re-lets a year. That is to say 3 times a year that an owner can rent for fewer than 30 days. Call them and ask. Then come back and confirm that I'm right!!

You are correct. It allows for 3 rentals a year under 30 days. Thats why i asked why they were reporting this person. There are people who rent out their home while they are on vacation. Especially on air bnb. Which is smart because you basically get to vacation for free. So unless they know for a fact that this is vacant all year used only for renting on air bnb, youre being a jerk and need to mind your business.

You are wrong. Period. 30 minimum is a minimum 30 day and then only 3 times per year. That's it. Not less than 30 days no reletting. minimum of 30 days for 3 times per year. Anything less than 30 days per rental is not allowed in the City of St. Petersburg. You can do it in St. Pete Beach or Treasure Island because those did not get grandfathered in. If someone at the city told you what you are saying, they made a mistake or did not understand your questions. (which happens all of the time) It's not that complicated.

The 30 day minimum for 3 times per year disallows for the amount and types of turnover that you are describing.

It wont let me post the link but if you google short term rental laws in st petersburg fl, the 2nd result is a pdf handout outlining the laws. If you read the bold print at the bottom of page 1, it clearly states that you are allowed 3 short term rentals under 30 days per 365 day period. So whoever is rewriting the laws here clearly needs to go back and read them again.....
