12/21/18 - I observed some water damage on the first floor, coming from the bathroom on the 2nd floor. The damage is minor and the tenant claims they have problems on and off for a series of months. There is some standing water around the toilet on the floor (indicative of a bad seal). The tenant also claims the bathtub is leaking, and minor water damage was observed from this leak. She believes that it is coming from the overflow trim/seal on the wall of the tub.
I called the owner and he denied knowing about this issue, but said he will send a contractor right over. /// CM

12/26/18 - I received a call from the tenant asking what we are doing and if we will be following up. She states that the landlord has not been in to make any repairs to this property. I called the owner, he claims he sent someone to fix the issue three days ago and he denies that it has anything to do with the pipes, but that its just the owner floods the toilet. ///CM

12/27/18 - I completed an inspection of the home and found the toilet no longer leaking, but I filled up the bathtub and found that the water coming from the overflow drain is pouring through the floor. I contacted the landlord about having this issue fixed as well. He agreed to send someone over there to repair the issue. /// CM
