This is a violation even if the City is continuing to consider this commercial business use (in a residential parcel) as a home occupation. Shoreline Municipal Code (SMC) 20.40.400 (E)(1-3) states:
"E. In addition to required parking for the dwelling unit, on-site parking shall be provided as follows:
1. One stall for each nonresident FTE employed by the home occupation(s); and
2. One stall for patrons when services are rendered on site.
3. Parking for the vehicle(s) associated with the home occupation must be provided on site, in accordance with parking design standards and dimensional requirements under SMC 20.50.390, 20.50.410 and 20.50.420. Such parking spaces must be in addition to those required for the residence."
There are 2 residential units and reportedly 11 employees. There is not 13 parking spaces on site.
This is an illegal commercial business in a residential-zoned parcel. In 2014 the City stated that they would enforce parking at that time and may enforce the zoning later if the site became an issue. Is the City not enforcing anything now?
