A solution: Require RSF to have a permit.
Why permit? owners sign off on the rules/code at time of permit.
Why sign off on code/rules? So it strengthens code enforcement's ability in court and Code enforcement to also provide rules along with owner’s signature to online booking platforms where the property is being advertised, like Air BnB and VRBO
Why is this important? When owner’s sign up with online booking platforms, they also agree with booking platforms terms & conditions. i.e. they will abide by all Local, Regional, State and Federal laws/rules/ordinance/statutes that apply. (This is NOT a change in county 2002 rental requirements, merely sharing of the code, not interfering with state laws)
- Stopping illegal activity by stopping them the source.
Why are illegal rentals such a negative: It's NOT a victimless crime.
It's stealing and bringing transient renters into RSF neighborhood is morally wrong. Some residences are retired, some work, some have families and we even have single mothers with small kids living here,,, Transient rental next door to a resident is not conducive. A resident has rights/hold the right to quiet enjoyment and illegal rentals can destroy the meaning of a "neighborhood" They also stress emergence services as well as waste management and YES they do steal from LEGAL rentals.
RMF not only cost those owners 40% more . Taxes collected are based on values... RMF owners also pay more taxes but RSF can undercut the legal ones..RMF Properties contribute to our community by collecting and pay TDT taxes on every stay i.e. contribute funds to community needs..Illegal rentals steal demand = it's illegal, and it is morally wrong.. It is stealing revenue, stealing from employees and horribly stealing "neighborhood values". If one wants to operate a vacation rental.. Great, Then purchase one, otherwise you are NOT entitled.
Residences & neighborhoods hold Property rights to quiet enjoyment, transient certainly can take these rights away and GC & RMF Property owners hold the right for legal rentals.. It is easy to see that Destroying neighborhood values and stealing business from others - Illegal rentals hurt business = SRQ residences are also "employees" with cut jobs and hours. Illegal rentals take from hard-working families in this community.
