There is a leased/rented home on the 5300 block Brittany Drive. The male tenant entertains a group of males 3-6 and a female companion and few more females may attend the gathering. His entertaining in the home occurs during the week. There is drinking, loud music, marijuana is smoked, loud talking, arguing that can spill out into the street at times. When the arguing has spilled out onto the street the neighbors have phoned the police but the group of males quickly dissipates prior to the arrival of the police. The male tenant’s female companion is extremely loud during intercourse; it can be heard through the walls and is extremely disturbing to endure. The other neighbors left their home due to the tenant’s shenanigans. The male tenant has recorded his sexual escapades with the female companion, playing them showing to his male guests. The male tenant also plays the recordings on a constant loop 24-7 when he is and isn’t home. The female companion’s high-pitched screams F----- me JOE (the tenant’s name), F---me occurs for several hours each night that the female companion visits the home for example on Tuesday, May 21 female companion arrives 7:17 p.m. guests of the tenet who arrived early were are also already in the home when the female companion arrived. By 7:20 p.m., the female companion and male tenant are engaged in intercourse the guests turn up the music to diffuse the loud screams, at 9:30 p.m. they both return downstairs to interact with their guests, loud music blaring. Some of the guests leave by 9:50 p.m. The tenant and female companion return upstairs, engage in intercourse from 12:20 a.m.-5:45 a.m. with the female companion screaming non-stop. On Wednesday, May 22 the female companion arrives at 8:17 p.m. and heads straight upstairs and the screaming at the top of her lungs begins. On Thursday, May 23 the female companion arrives at 12:16 a.m. and the screaming at the top of her lungs began non-stop even as I left for the work day. I am not able to have a quiet night’s sleep when the female companion arrives. The loud screaming of the female companion is affecting my quality of life (nodding off to sleep at times while working). I have never had any interaction with the male tenant or female companion. As I work each day. When the female companion 3 months into initially seeing the male tenant she was quiet, month 4 of their relation and when the male tenant had a large party for several male guests I began hearing her screaming at the top of her lungs and thought she was being gang raped by the group of men in the home. But then she called out the tenant’s name and that thought exited my mind. It is getting to the point that all I hear is her high pitched voice because either the recording is playing or the female companion is on the premises. The male tenant’s minivan was abandoned on the street. One of the neighbors filed a complaint and the police placed a sticker on the vehicle. The tenant moved the vehicle to the rear of the property and the female companion removed the orange sticker from the vehicle. The minivan has been fixed and is now being utilized by the male tenant when he isn’t driving his BMW 670series. I am not certain as to the rights I have as a home owner as this is new to me and I feel as if I can’t phone the police to complain about loud intercourse despite the fact that hearing the high-pitched screaming is disturbing and creates a sense of fight or flight-uneasiness when hearing these screams from the female companion. The female companion has brought her children to the tenant’s home one incident on a Sunday in April, the female companion arrived with her female child. She entered the tenant’s residence turned the television on downstairs for the child and went upstairs to have intercourse with the male tenant. The child unlocked the front door and played in the rain for a few moments, and went back into the house where I could hear her jumping on the steps, calling to her mother. . I have not spoken to him regarding the female companion’s screaming or the entertaining. Because the male tenant enjoys an audience as I have observed how he interacts with his male guests, he is looking for the attention I appreciate any advice that can be provided regarding a resolution of handling this matter with the tenant/leaser legally.
