These are EVERYWHERE—and a ridiculous eyesore—three in a row just went up on State just above Lark. This is BS.

These signs, which are also on Jay and Dove, lower property values and degrade the neighborhoods. I have to have the colors of my facade reviewed by the City and am required to use wooden windows on the street side to preserve the historical integrity of the area, but these signs are OK because property rental is a commercial enterprise? BS.

::sigh:: once again, absentee landlords taking advantage of the City and its residents....

According to city code, rental signs must be temporary and be removed within three days of the premises being rented. These signs are professionally produced, laminated to a type of press board and are BOLTED to the buildings. Clearly, they are not intended to be temporary. Additionally, there are no available apartments in either of the Chestnut St. properties where the signs are plastered. The city must order Sunrise Management & Consulting, "multifamily real estate experts" to remove them immediately.

I noticed this entity was mentioned in a TU article about rent control. I have never seen Sunrise signs ever before. If they are bolted, they are damaging buildings in the historic district. Something fishy is going on here and it stinks like absentee landlords do

Capital Square Properties, LLC, owner of 67 and 71 Chestnut and 252, 256 State is an out of NY company specializing in commercial properties. Look them up. Sunrise Management, who posted the signs, has an Albany address. The flyers in the Plexiglas box below the sign is a generic advertisement for those properties, not a specific apartment for rent. Absolutely against city code. Not to mention, bolting them to facades in a historic district.

If they are bolting these to buildings they do not even operate then this is especially illegal.

More of these Sunrise Management signs are on Hudson between Lark and Dove. Also, in today's TU page A 9, there is a photo and caption about the Sunrise Multifamily Summit. Jesse Holland is listed as representing Sunrise Management and Consulting company. Sunrise signs are also on State Street near Lark. The a popping up all over. All bolted into the historic district.

So, I just wasted too much of my day reading the city’s code on signs, but it is plainly obvious that there are multiple specific violations playing out here, (especially the requirement to remove 3 days after rental/sale) but if all else fails this historic / overlay district clause has it covered: “1. General Standards. Signs should be designed and placed so as to complement the building, neighboring signs and buildings, and the overall neighborhood.”

This is just a business spamming the neighborhood in the ugliest way possible.

We are aware of the code and all violations will be cited appropriately. I also spoke to a member of Sunrise Management this morning and told them to be expecting several violations from the complaints. Once we cite the owner has 35 days to comply. In addition to the code violation with the sign, Sunrise buildings are terribly maintained. Walk around and see how badly most of them need work. They bleed every cent out of the properties without investing in their maintenance - almost without exception.

The timing of the illegal signs is particularly onorous this week when hundreds of people, a significant number from outside Albany, will be visiting the Center Square, Washington Park and Hudson/Park neighborhoods for the annual House & Garden tour. They are a blight on our image as beautiful and valued historic neighborhoods and send a negative message about the quality of life here. If Sunrise Management cared about good will, they would be removed before Thursday. Thank you, Rick, for getting to this issue promptly.

Sign has been removed.

They also need to remove the plexiglas boxes for flyers that they afffixed to the buildings underneath the signs.

Signs on Chestnut have been removed, but glue and nail holes in building still remain. Most likely similar situation for other removed signs.
