I signed a WAIVER of NO smoke detector inspection upon my sale of this property -only legal for properties being demolished or getting MAJOR upgrades yet this property was on the market same week and flip't (w / help of Bldg Insp) at $185,000 profit. Seems laws requiring costly upgrades: fire code (for safe egress to 3rd fl unit) and laws about hiring licensed workers who pull permits and laws about disturbing lead paint dont apply to this rental property now aft FLIP. Of all workers there doing demolition last week none were wearing masks.

This issue is about safety and for Building Dept. All Construction debris was hauled away. Though heavy barrels hoisted over porch was dangerous since were overdue for replacement in 80s and got a paint and patch-over only. NO one interested in my opinion tho.

This rental property is overdue for Bldg Inspector and permits pulled.t. The posts (outdated standard) rest atop floor boards But 3rd fl you can slide your hand under it. Its hangs there. And 2nd fl. pieces of pine board joint both posts together is their idea of "Tied into framing." All the mushy wood is sistered up but should have been replaced instead. Was done in 50s wood exposed to elements only last so long...

Lead paint rules ignored but also still NO Fire Code met for 3rd fl. egress's -obvious construction work done. This same property was req'd to meet Fire Safety Code 527 CMR 1.00 (based upon NFPA National Fire and Electric Code) and LOST 3family status (R1) so req'd BOA appeal AFTER FIRE SAFETY CODE met, would be enforced upon any permit pulled. That was decades ago. Also: "DONT rent it out, its illegal" back in 2005. My selling price reflected city's claims and loss of 3family status. YET 2 owners, permits pulled and still a fire trap for 3rd fl tenants. Salem does things differently alright

This property has construction ongoing today (Saturday) by same crew of Tim Gray, Complete Property Solutions, while ignoring procedures for lead paint. Tho I signed off upon sale ( new owner flipped it) with notice of lead paint. Its NOT on lead paint register and never been had lead paint removed. It must be luck that no young families ever move in tho all 3 units change tenancy every yr

Unloading lumber -joists to be exact- means most likey replacing wood on a porch. Those porches -all 6- were deemed unsafe due to required complete replacement, since built in 1950s and overdue since the 80s. I was told by licensed contractors they couldn't repair floor boards (like this newest owners hired painters did in 2017) because they'd be legally required to report unsafe conditions (I had blocked off access to them) and was also warned of extra costs and prep for lead paint in older properties not on lead paint register. This is not n issue for the now owner of property since 2017?
