I have lived on Banks Drive since 1992. I have tried for more than 25 years to petition additional lanes be built in this small corridor, and to stop developments from being built on this TWO-LANE STREET, until a traffic study can be conducted to alleviate traffic congestion. So far, it has not happened.

The congested areas of concern are ALL side streets off of Flippen Road, Banks Road, Banks Drive, Broder Farm at 1007 Flippen Road, Avian Forest Drive, Dustin Drive, 107 St Ives Crossing/Rum Creek Golf Course, Surge Stone Lane, Flippen Drive, Watercress Court, April Avenue, Chip Place and Vincent Avenue. The congestion affects Banks Road all the way down the corridor until you reach Hudson Bridge Road. There are only two traffic lights in the corridor to help ease the congestion and they are not enough to help the traffic flow smoothly, when construction on Broder Farm subdivision occurs.

Broder Farm now being built at 1007 Flippen Road, Stockbridge, GA is beautiful. The property consists of 168.51 +/-acres and is for a single-family residential and townhouse development. With 390 residential units being built and if school-age children live there, buses will be another traffic issue. We must work together as a community and let our disapproval be heard! We need an expansion of Flippen Road to help with increased traffic demands in the area!

Living on side streets in this area is difficult because you will not be able to make turns out of subdivisions quickly and safely onto Flippen Road because of all the constant ongoing traffic and few traffic lights to allow for a break. Many residents are finding it difficult to navigate safely when trying to access Interstate 75.

What we CAN do as residents, is to keep writing on this forum, WEEKLY, if necessary until something is done. Now that we have a platform, please share your concerns.

This is unacceptable as another resident has stated and will only get worse. Plans were suppose to include a feasibility study to widen the street. There are plans for other developments on this street, but no plans I know of for a widening project..

Perhaps we can ask for SPLOST funding in 2021-2022 to pay for a widening project to alleviate the heavy traffic congestion in this area.

Per D.O.T., there was a traffic study for Broder Farms which caused for the northbound left turn lanes to be constructed for access to Broder. The traffic signal at Banks and Flippen has acceptable operation with developed conditions. An all-way stop anywhere on Flippen north of Jodeco Road would cause for severe queue backups, causing a drop in level of service and capacity, and would likely increase rear end accidents. Signalizing all/most intersections on Flippen wouldn’t be feasible/warranted, but we will look into studying St. Ives for now for an indication of how that area looks. The study will include looking at accident history, but will not be complete until after August 2021. Please note that the area of St. Ives and Flippen go in and out of the city and county; if it’s warranted and has local support for improvement, (whether it’s City, County, or a combo of both), we’d need funding to put in any particular improvement.

Members of the neighborhood have lived here since 1992 and have seen few changes done to Flippen Road. When Broder Farms were built I thought there was a widening of the road under consideration.

I will await the finding for traffic concerns on Flippen Road. 1007 Flippen Road has Broder Farms building new homes. Upon completion, it will add more cars to the area on make traffic very difficult to maneuver in case there is an emergency.
