    Subject property is discharging condensate from approximately 25' agl via a 12" plastic tube. Condensate discharges every 10 minutes within 3' of my backyard. The single-family residence to the north of the subject property has complained as well. Subject property is in violation of the Florida Building Code.

    Condensate drain systems shall be provided for equipment and appliances containing evaporators or cooling coils. Condensate drain systems shall be designed, constructed and installed in accordance with Sections 307.2.1 through 307.2.5.

    307.2.1Condensate disposal.
    Condensate from all cooling coils and evaporators shall be conveyed from the drain pan outlet to an approved place of disposal. Such piping shall maintain a minimum horizontal slope in the direction of discharge of not less than one-eighth unit vertical in 12 units horizontal (1-percent slope). Condensate shall not discharge into a street, alley or other areas so as to cause a nuisance.

    There have been seven reviews left for this property since October of this year and no effort has been made to maintain any appearances of this dwelling be used as a single-family residence. One of the reviewers - Johnathan - comments that this house is a superb Airbnb unit because it's done professionally like a hotel.

Crossing this intersection with my two toddlers is always perilous because vehicles traveling on 12th Ave don't even slow down.
